Finding Reliable Local Vendors
A short guide for Property Managers
Published ·Updated
Summary
Property Managers need vendors who show up, carry insurance, and already know how preferred-list work runs. Finding those shops usually means referrals, old spreadsheets, and a pile of cold emails.
VendorReach is a free browse portal for Property Managers. You filter by metro and trade, review shops that want preferred-list work, and see a vendor packet (license, insurance / COI note, service area, hours, W-9 reminder) before you add anyone to your list.
No scraped star ratings. Featured shops are labeled. Service companies use a separate signup.
The problem
When a unit needs HVAC, plumbing, appliance repair, cleaning, or roofing, you call someone on your preferred list. Building and refreshing that list takes time:
- Cold pitches arrive without paperwork
- Directories mix national brands with shops that do not cover your metros
- Review sites show consumer stars, not whether a shop will take Property Manager work orders
- You still have to chase license and COI details after the first call
You stay in control of who gets on your list. VendorReach shortens the search for shops that are already prepared.
What Property Managers get
Vendors by metro and trade
Browse home-service companies in your area—HVAC, plumbing, roofing, cleaning, appliance repair, landscaping, and related trades—without opening another inbox full of cold pitches.
Vendor packet on the profile
License, insurance / COI note, service area, hours, and W-9 reminder in one place. Review before you add a vendor.
Featured shops
Featured shops pay to appear prominently by metro and trade. They are labeled clearly so you can spot companies that want preferred-list work. Featured is advertising, not a quality score.
Request a vendor (when available)
Tell VendorReach the trade, metro, and urgency. Matching shops can be routed options—not an open spam channel into your inbox.
Free to start
Create a Property Manager account with company name, metros you manage, and trades you need most. No requirement to pay to browse.
How shops appear
| Type | What you see |
|---|---|
| Basic listing | Shop is findable in browse/filter results for their metro and trade |
| Featured | Same information, labeled Featured for that metro/trade; shop is prioritizing Property Manager work |
Service companies also use VendorReach to run their own outbound outreach. That is a separate door. Your browse portal is not the same as their Campaigns tool.
What VendorReach does not do
- Does not scrape star ratings from Google, Yelp, or similar sites for display as trust badges
- Does not put vendors on your preferred list for you—you decide
- Does not replace your insurance requirements, W-9 process, or work-order system
- Does not sell resident data
VendorReach uses public business information about shops and, on the service-company side, about property management companies used for outreach lists. Your account and browse activity are for finding vendors—not for resale as a lead list about your residents.
Privacy and ratings
Featured is a paid placement. It means the shop asked to be visible to Property Managers in that metro and trade. It is not a scraped rating and not an endorsement by VendorReach.
If a shop’s packet is incomplete, ask for missing documents the same way you would with any new vendor.
How this fits your hiring process
- Create a free Property Manager account
- Browse or filter by metro and trade, or send a vendor request
- Review the packet
- Contact shops you want to evaluate
- Add them to your preferred list only after your usual checks
VendorReach does not change your standards. It reduces time spent finding shops that already want this work and have paperwork ready to share.
